Reservation and Payment Policy
Your reservation will only be confirmed upon receipt of an official confirmation email from Alesea, Inc., which will be sent once payment is verified. If full or partial payment is not made within 24 hours of receiving the reservation form, your reservation will be canceled, and Alesea, Inc. reserves the right to release your preferred date(s) to other interested parties. No confirmation email, no confirmed reservation.
Payment Schedule
- For reservations made within 30 days of the check-in date, full payment (100%) of the total amount quoted is required.
- For reservations made more than 30 days prior to the check-in date:
- A 50% downpayment of the amount quoted is required to secure your booking; and
- The remaining 50% must be paid no later than 5 days prior to the check-in date.
- All initial payments must be made within 24 hours of receipt of the reservation form to hold your preferred date(s).
- We reserve the right to refuse entry if any amount due is not settled within the required period.

- Card Payment (PayPal): A request for payment will be sent to your email for your review and acceptance.
- For last-minute bookings made less than 24 hours prior to the check-in date, payment must be made using InstaPay or PayPal with a credit card. This allows for prompt payment verification.
- For bookings made more than 48 hours prior to the check-in date (excluding weekends), PesoNet payments are acceptable. This option requires at least 24 hours for processing during banking hours, allowing sufficient time for verification.
Once payment is completed, kindly send us a copy of the deposit/transaction slip or payment confirmation to hello@alesea.co.
NOTE: By settling the payment, the client agrees to all terms and conditions outlined in the billing and waiver documents.
Refunds and Rebooking
- A 50% refund for all payments made will be granted only if guests cancel at least 30 days before check-in.
- Strictly no refunds for all payments made for cancellations made within 30 days of check-in.
Security Bond/Deposit
The Php 15,000 security deposit is waived. However, additional fees/charges will apply for any loss or damages incurred during your stay due to negligence, including damage to property, amenities, furniture, or any damages caused by pets. Alesea, Inc. reserves the right to bill guests for the full cost of any damaged items, which must be paid within 7 days of the check-out date.
Applicable Taxes
If you are required to withhold any applicable taxes, please attach a duly filled BIR Form 2307 (CWT) along with your payment.
Major Disruptive Events Policy
Alesea aligns with Airbnb's Major Disruptive Events Policy. In the event of a major disruptive event—such as war, government actions, pandemics, or other circumstances beyond our control—any payments made by the guest will be converted into a credit for future stays.
Adverse weather events, storms, and typhoons are generally foreseeable based on the local climate and, therefore, do not qualify as major disruptive events. These events are thus excluded from our Major Disruptive Events Policy, which governs cancellations for occurrences that prevent the completion of a reservation. However, if there is an official announcement from PAGASA declaring a signal number 3 or higher covering the dates of travel in the villa's province, payments will be converted into a credit for future stays.
Please note that all credits mentioned above can only be used for a one-time rebooking and must be applied to a future reservation within six months of the original booking date. If not used within this period, the credits will be forfeited. Additionally, guests will need to pay any difference in rates if the new booking has a higher price. As outlined in our Refunds and Rebooking policy, all payments made are non-refundable outside the specified refund window. Reasonable expenses incurred, such as cleaning fees or costs of consumed items, may still apply.
Villa Guidelines and Waiver
You will be provided with a copy of our Villa Guidelines and Waiver prior to your stay. Please review, sign, and return these documents to complete your booking.
Check-In/Check-Out Policy:
- Check-In: Standard check-in time is 3:00 PM. Early check-in may be accommodated based on availability, subject to a Php 12,000 fee, with the earliest possible check-in at 7:00 AM.
- Check-Out: Standard check-out time is 11:00 AM. Late check-out requests may also be accommodated based on availability, subject to the same Php 12,000 fee, with the latest check-out allowed at 4:00 PM.
- On your check-out day, a villa inspection will begin at 10:00 AM to assess any damage or loss. Once confirmed, the standard check-out procedure will follow.

Respect for the Space
Do: Treat our villa with love and care, just as you would your own home. We’ve put a lot of thought into making it special, and we hope you’ll enjoy every bit of it!
Don’t: Engage in any activities that could cause damage to the property or its furnishings. If something does happen, no worries—just let us know so we can address it quickly.
Guest Occupancy
Do: Enjoy the space with the group you confirmed during booking. We’ve prepared the villa specifically for your party’s comfort.
Don’t: Invite extra guests or visitors without prior approval. We want to ensure the villa remains comfortable and safe for everyone.
Check-In and Check-Out
Do: Arrive and depart at the agreed times so we can ensure the villa is perfectly prepared for you and the next guests.
Don’t: Worry if you need a little extra time—just let us know in advance, and we’ll do our best to accommodate.
Cleanliness and Tidiness
Do: Keep the villa neat and clean throughout your stay. Feel free to use the kitchen, relax in the living areas, and make yourself at home—just give things a quick tidy-up afterward.
Don’t: Leave dishes unwashed or trash lying around. We’ve provided everything you need to keep the space organized, and it helps us keep the villa looking its best for you and future guests.
Hosting Events
Do: We’re thrilled you’re considering hosting a special event at our villa! Whether it’s a small gathering or a celebration, please let us know in advance so we can help make it a success. We’ll coordinate on guest numbers, any suppliers involved, and the schedule to ensure everything runs smoothly.
Don’t: Worry about a thing—we’re here to assist you! Just keep in mind that additional charges may apply based on your event’s requirements, and the guest count must stay within the villa’s capacity, subject to our approval. We’ll work together to create a wonderful, stress-free experience for everyone involved.
Smoking
Do: Use designated outdoor areas for smoking. This helps us keep the villa fresh and welcoming for everyone.
Don’t: Smoke inside the villa, as it affects future guests and the villa preparation work for our cleaning team.
Pets
Do: Reach out if you’d like to bring a pet along! We’d be happy to discuss options and guidelines for pet stays.
Don’t: Bring pets without prior approval. While we love animals, we need to ensure the villa is suitable for them.
Pool and Jacuzzi
Do: Enjoy the pool and jacuzzi! Please shower before using them to keep the water clean and fresh for you and other guests.
Don’t: Use the facilities after hours or if you’ve had a bit too much to drink—we want everyone to stay safe while having fun. No foreign objects or substances, including ice, should be added to the jacuzzi or pool to maintain their quality and safety.
Use of Amenities
Do: Enjoy all the villa’s amenities! We’ve created a space for you to relax, have fun, and make lasting memories.
Don’t: Use amenities outside their intended purpose or during restricted hours.
Kitchen Use
Do: Feel free to use the kitchen and appliances to cook your favorite meals. We’ve provided everything you need for a comfortable experience.
Don’t: Leave food or dirty dishes in the sink when you check out. A clean kitchen makes everyone’s stay more pleasant!
Noise Levels
Do: Enjoy yourself, but be mindful of noise, especially at night, to ensure a peaceful stay for everyone, including our neighbors.
Don’t: Play loud music or make excessive noise that could disturb others—we all appreciate a quiet and relaxing atmosphere.
Property and Furnishings
Do: Enjoy the comfortable furnishings and decor we’ve chosen for you. If something isn’t right or needs attention, let us know so we can address it.
Don’t: Rearrange the furniture or tamper with items—everything is arranged to create the best experience for you.
Security
Do: Lock all doors and windows when you leave the villa. Your safety and security are our top priorities. If we need to access the villa for cleaning, we’ll always seek your permission first.
Don’t: Share access codes or keys with anyone outside your group. This helps keep everything secure for your peace of mind.
Outdoor Spaces
Do: Enjoy our beautiful outdoor areas! Whether it’s savoring a morning coffee on the lanai or watching the sunset by the beach, we hope you soak up every moment.
Don’t: Leave personal items or trash outside. We want to keep the landscape as pristine as you found it.
Appliances
Do: Use all appliances carefully; they’re here to make your stay comfortable.
Don’t: Overload or misuse appliances. If you’re unsure about how something works, just ask—we’re here to help!
Emergencies
Do: Familiarize yourself with emergency exits and safety procedures. This information is provided for your safety.
Don’t: Ignore safety protocols or tamper with equipment like fire extinguishers. Safety always comes first!
Respect for Neighbors
Do: Be mindful of our neighbors, respecting their privacy and space just as we respect yours.
Don’t: Trespass on neighboring properties or cause disturbances that could affect the peaceful atmosphere.
Energy Conservation
Do: Help us be eco-friendly by turning off lights, air conditioning, and electronics when not in use. It’s a small gesture that makes a big difference!
Don’t: Leave doors or windows open while the air conditioning is on—let’s keep the cool air where it belongs!
